How These Fees Are Estimated

Escrow: the base escrow fee is calculated from the Premier Title Agency Mohave County rate schedule (§IV.A) and split equally between buyer and seller under the purchase contract. Senior and veteran discounts under §I.F attach to a party’s own half when requested with proof of status. On a VA loan the buyer’s half is rated at the 70% veteran rate and then charged to the seller, so the seller pays their own half plus the buyer’s discounted half.

Owner’s title insurance: calculated from the supplied Mohave County Zone 3 BIR tiers, including the $1,000 ceiling rule and selected policy multiplier.

Reconveyance: automatically adds $100 when a loan payoff is entered, plus $25 for each additional secured payoff (§II.J).

1031 exchange: adds $100 only when selected under Advanced Options (§II.R).

FIRPTA: shown only when the seller is a foreign person. Premier Title Agency handles Form 8288 and 8288-A as part of the Basic Escrow Rate and does not publish a separate FIRPTA line item, so no extra fee is added here. The withholding is a prepayment against the seller’s U.S. tax liability, not a cost of sale, so it is shown separately below the net proceeds line.

Property taxes: annual taxes are estimated from the sale price. The seller’s share is prorated from the date taxes are assumed paid through to the closing date, not from January 1. No. The association manager publishes separate documents for Enclaves, Ladera, Trinity, and Villas. The original Foothills PUD and Arroyos also need their correct property documents. What Counts As An RV Garage Or Boat-Deep Garage?

The label alone will not tell you whether your vehicle fits. Measure the clear door height and width, usable bay depth, and any cabinets or equipment inside. Why Can MLS Filters Miss Good Garage Homes?

Garage information is not always entered consistently in the MLS. A home may have the space you need even when a specific garage filter misses it. Is A Foothills Lake View Protected?
