Foothills HOA Documents
Confirm the association for the address, then review its CC&Rs, bylaws, amendments, and design rules. Ask for the current resale or disclosure package to check dues, special assessments, fees, and outstanding violations. Building approval is a separate check.
Original Foothills PUD — Phase 1
Phase 1 describes the original Havasu Foothills Estates PUD. Ask title or the association for the CC&Rs, bylaws, and amendments that apply to the property’s legal description.
The Arroyos At Havasu Foothills Estates
Request the Arroyos CC&Rs and amendments for the property’s legal description and tract. Confirm which association applies instead of using another Foothills neighborhood’s documents.
The Enclaves At Havasu Foothills
The Enclaves documents cover homesite diagrams, building envelopes, landscaping, and approval for improvements. Review the lot diagram along with the CC&Rs and design guidelines.
Ladera North & Ladera South At Havasu Foothills
The association manager publishes a Ladera document set, including design guidelines revised March 14, 2025. Confirm the documents for the North or South property and check the plant list and design application before planning exterior work.
The Villas At The Foothills
The Villas has its own architectural and landscaping rules. The published design guidelines were revised November 28, 2023. Ask the association about later amendments and approval for the work you want to do.
Trinity At Havasu Foothills Estates
The manager lists amended Trinity bylaws dated June 5, 2026 and amended CC&Rs dated June 10, 2026. Read those documents, then check the separate written package for the lot and home you are buying.
