How Much Of The Lot Can You Build On?

Two lots with the same acreage may leave very different amounts of room for a house, garage, and pool. Check the building envelope, slopes, driveway access, drainage, and easements. Have your builder review the lot before you commit to a floor plan.

What Will The Finished Home Cost?

Add up the land, closing costs, design, lot preparation, and construction. Ask the builder to separate included work from allowances and exclusions. Compare the full total with existing homes that have the garage, pool, and living space you need. Finished Foothills Homes.

Land, Plans & Lot Preparation

Budget for surveys, plans, engineering, review fees, grading, drainage, retaining walls, utility connections, and driveway work. Ask which amounts are fixed, which are estimates, and what could increase the price. Ask About Building Lot Costs.

Construction Financing & Schedule

Ask the lender about construction draws, interest, insurance, and the transition to permanent financing. Allow for taxes, HOA fees, temporary housing if needed, and unexpected expenses. CC&Rs, Bylaws & Design Guidelines

Foothills HOA Documents

Confirm the association for the address, then review its CC&Rs, bylaws, amendments, and design rules. Ask for the current resale or disclosure package to check dues, special assessments, fees, and outstanding violations. Building approval is a separate check.

Original Foothills PUD — Phase 1

Phase 1 describes the original Havasu Foothills Estates PUD. Ask title or the association for the CC&Rs, bylaws, and amendments that apply to the property’s legal description.

The Arroyos At Havasu Foothills Estates

Request the Arroyos CC&Rs and amendments for the property’s legal description and tract. Confirm which association applies instead of using another Foothills neighborhood’s documents.

The Villas At The Foothills

The Villas has its own architectural and landscaping rules. The published design guidelines were revised November 28, 2023. Ask the association about later amendments and approval for the work you want to do.

RV Garage Dimensions & Driveway Access

Pool, Patio & Equipment

Check patio shade, privacy, equipment location, maintenance access, drainage, and pool-barrier requirements. For an existing pool, request permits, inspection results, and service history. HOA Approval & City Permits

Check Both Approvals Before Starting Work.

HOA design approval and a City building permit are separate. Confirm which approvals are needed, get them in writing, and keep the approved plans. For existing work, check permit and inspection records—a committee approval does not show that the City signed off on the project.

Check the HOA restrictions and City requirements for the address before estimating rental income. Confirm the rental term you intend to use. A nearby vacation rental or an old advertisement does not establish what is allowed at the property.
